Welcome to our latest Chiswick property market update. This is an overview of what we are currently experiencing in the local market. The start of the year has been dominated by the ongoing political saga that is our painfully slow departure from the European Union. Although it seems as though most buyers and sellers have given up caring what impact this will have on the local property market and do their best to avoid the B word!
We have been contacted by numerous sellers who are fed up of waiting for more certainty and are keen to progress with their next move. The demand from buyers has not dwindled, already this month we have registered over 120 buyers specifically looking for properties in Chiswick. There is certainly a shortage of available properties and this has resulted in 60% of the sales agreed this year receiving multiple bids. Despite this buyers remain cautious when making offers and it’s imperative if you do decide to sell that you price your property competitively. We recently agreed the sale of a house in St. Albans Avenue within two weeks of marketing, highlighting the continued desirability of sensibly priced properties in Chiswick.
We continue to achieve great results from our discreet marketing campaigns most notably we recently achieved a record price for a house on Speldhurst Road. If you would like any more information on these campaigns you can visit johndwood.co.uk/discreet. As we enter spring, historically an Estate Agents favourite time of the year! The outlook is remarkably optimistic despite the daily political drama. I believe now is one of the best times of the year to sell your property. With the days getting longer, trees coming into bloom and the gardens looking brighter, it is the ideal time to showcase your home at its best. If you are interested in selling or curious about the value of your property we would be very happy to offer you a no obligation complimentary market appraisal.
