UK’s largest listed residential landlord announces funding for ‘Chiswick Reach’ and partnership with Barratt Redrow

Property developers are about to start work building 195 new homes for rent in Chiswick.

FTSE 250 Build to Rent developer and operator Grainger JV has announced its joint venture with Transport for London to build on former railway land on Bollo Lane will be built in partnership with housebuilders Barratt Redrow.

Grainger, which is the UK’s largest listed residential landlord, said its partnership with the property arm of Transport for London, Places for London, has agreed to forward fund and acquire the Build to Rent scheme, which they are calling ‘Chiswick Reach’.

The development, which has detailed planning consent and Gateway 2 approval from the Building Safety Regulator to commence construction, will deliver ‘195 new Build to Rent homes, including 95 Discounted Market Rent homes.

‘The scheme will also include 4,299 sq ft of high quality commercial space and 5,499 sq ft of internal amenity space for residents, including co-working space and a gym’.

The £68.4m purchase price for the scheme will be split 51:49 between Grainger and Places for London. The deal is Grainger’s first Build to Rent collaboration with a major UK housebuilder.

Helen Gordon, Chief Executive, Grainger said they would start on construction “imminently”:

Construction is scheduled for the first quarter of 2026, with completion expected in late 2028 and leasing scheduled to start in late 2028 or early 2029.
