Latest on the development of the B&Q site at Chiswick Roundabout

Designs for a new Motorsport Campus planned for the site where B&Q is currently at Chiswick Roundabout have been unveiled by architects and retail consultancy firm Benoy.

They have designed the development for Reef+Partners, in partnership with Blackrock, who are describing it as ‘a new destination in the capital for motorsports entertainment and education’.

The proposal received initial planning permission in 2023 and revised permission last month. The project has been developed over ten years, rebranding from The Fourth Mile to London Motorsport Campus.

The current plans, revealed at MIPIM 2026, the world’s leading real estate and urban planning event in Cannes, include a large motorsport technology showcase, an education building for university-led engineering and technology courses, and a motorsport experience centre.

The complex will also include 234 flats, 275 purpose-built student bedrooms, a 189-room hotel, as well as restaurants, retail and leisure spaces arranged around a new public square, which they are calling Hudson Square.

‘Gateway to the Golden Mile’

The development, situated where the M4 and A4 intersect with the North-South Circular, is billed as the ‘gateway’ to the Golden Mile, as the Chiswick – Brentford stretch Great West Road is called – ‘London’s home to automobile innovation for 100 years’.

The Great West Road is full of car companies. From the Omoda and Jaecoo showroom at Hogarth Roundabout westwards the road out of London passes Stellantis, the Peugot dealer, and showrooms for Kia, Volkswagen/Skoda, Mercedes, Audi, Renault, Mini, and BMW.

Automobile industry heritage

The automobile heritage goes back to the 1930s and the Hudson factory, which assembled the American cars in Brentford. There were also Packard and Lincoln showrooms. The industrial heritage has left us with some beautiful art deco buildings, now being modernised and repurposed.

The centenary of the Golden Mile was celebrated last year and Hounslow Council and a consortium of businesses have recently launched plans to develop the corridor of land around the A4 between Chiswick Business Park and the Sky campus in Osterley.

The area will effectively become a new town potentially creating 14,000 new homes and 25,000 new jobs.

“Designing every part of the site to be fully accessible and step-free was a founding principle. This campus will be open to everyone in West London and beyond.”
